For well-funded applicants planning around local rules.
Route overview
Investment or property route
Typical timeline / duration: 3-8 months
Important notes
Choose a qualifying investment route, such as an approved business investment or ownership or usufruct of qualifying real estate.
For the property-owner residence route, hold qualifying property in an eligible freehold or usufruct area and meet the current value threshold; Qatar's Ministry of Justice currently states more than QAR 730,000 for real-estate residence.
Provide the title deed or investment evidence, passport, good-conduct certificate, medical evidence, and any authority or company documents required for the selected route.
For the higher property tier, verify whether the investment exceeds QAR 3,650,000 and qualifies for the additional benefits described by the Ministry of Justice.
Qatar's investor and property-owner routes can provide residence without an ordinary employer sponsor, but they are investment-based and do not amount to a general digital-nomad visa.
The property location, title status, valuation, renewal conditions, and benefits must be confirmed for the specific asset before purchase or transfer.
